The space

This vacation home is designed for COMFORTABLE FUN! Multiple 60” TVs throughout the space to watch while you lounge on the sectional, play foosball, ping-pong, enjoy the private splash pad, or gather in the kitchen. You can finish the day grilling up some steaks and relaxing in your exclusive hot tub on the private balcony.

All guests also enjoy access to the Town Center at the Coral Canyon Resort community pool which is heated year-round (just a few doors down), additional splash pads for the kiddos, pickleball courts, green parks, and 8 miles of hiking and bike trails – all of which are just a short walk away.

The community pool closes for the winter season at the discretion of HOA, typically November through April. Please check with the host for pool availability.

This dream townhouse is located close to gorgeous natural wonders like Zion National Park, Sand Hollow State Park, and Snow Canyon. Be sure to bring your clubs to play a few rounds at one of several local top ranked golf courses which are just minutes away. Unique views surround you no matter where you go. Cancelation Policy

  • 100% refund of amount paid if you cancel at least 30 days before check-in.
  • 50% refund of amount paid (minus the service fee) if you cancel at least 14 days before check-in.
  • No refund if you cancel less than 14 days before check-in.

Additional rules

We welcome pets (dogs and cats only) for an additional fee. Each pet is assessed a $40 fee through the Airbnb Resolution Center. Pet fees must be paid before check in.

The listed cleaning fee is for groups of 9 persons or fewer. An additional $60 is assessed for groups of 10 or more.

Please make sure to return the pool key to the house binder. Lost or missing keys are subject to a $150 replacement fee which is paid through the Airbnb Resolution Center.

House Manual

CHECK IN – You will receive an unique code for the front door lock before you arrive. It will be sent via the Airbnb message system. Your unique code will only be operational for the duration of your stay. To open the door touch the NEST symbol, input your code, and then touch the check mark. When you are leaving you simply have to close the door and press the NEST button and it locks the door for you.

CHECK OUT INSTRUCTIONS ** your responsibility is to leave the house as you found it. Our cleaners will take pictures of any of the check our procedure that you failed to follow and you will be charged ** –

DISHES – Prior to checkout, please load and start the dishwasher, dishwasher pods are below the sink. If there is enough dishes for more than 1 load then it is your responsibility to do wash enough to only leave one in the dishwasher for the cleaners to unload. Do not leave any dishes in the sink. Do not put liquid dish detergent in the dishwasher – doing so will result in an additional cleaning fee of $75. Any additional loads our cleaners have to run will be charged to you at $30 per load. –

LINENS & TOWELS – Please strip all the beds you used and gather all of the towels you used and put them in front of the washing machine. Please start a load and our cleaners will take care of the rest. There are detergent pods on the shelf above the washer/dryer. –

FRIDGE/PANTRY – please throw away any perishable food, do not leave food in the fridge/freezer. Any nonperishable, unopened food can be left on the identified shelf in the pantry. Feel free to take nonperishable food from that shelf for your personal use as well. Make sure all kitchen appliances are cleaned and returned to their spot. –

HOT TUB – make sure the lid is closed properly while not in use, and upon check out. Failure to follow posted rules will result in additional fees, based on the severity of the damage/misuse. At minimum $40. If the hot tub has to be drained and refilled it is an automatic charge of $250. –

FIRE PIT and BBQ – double check that all gas lines are completely turned off and that the fire pit is covered after use. –

TRASH – if you are visiting on a Thursday you are responsible to move the large outdoor garbage cans to the street for city pick up. The cans are located at the back of the house, near the garage. –

PETS – your pets are not allowed on furniture. If our cleaners find pet hair on the furniture you will be charged an additional $40. – Please note that the cleaning fee charged at the time of your reservation is for normal usage of the property. Any excessive cleaning requirements or repairs by our staff result in additional charges. If you have not checked out by the time our cleaners arrive it will be a charge of $50 for every 15 minutes they have to wait. We verify this through the Ring doorbell.

GENERAL HOUSE INFO – no dirty feet, wet towels, or bodies on the couches – we provide enough toilet paper, paper towels, dishwasher and detergent pods to get you started. It should be sufficient for most stays – the hot tub maintenance person comes twice a week but we need your help to ensure proper care between his visits. This means rinsing (no soap) before using it, no food or drinks inside the hot tub, covering when not in use, do not change the heat settings because it may damage the hot tub – we suggest guests take a break if it gets too hot, do not overuse the hot tub – doing so will cause the water to turn murky because all of the sanitizer is gone and will need to have the maintenance man come out, resulting in an extra fee. He comes twice a week and it may be during your stay. He has his own code to the door but will knock before entering the property. – quiet hours are 10pm-8am – no smoking within 50 feet of any of the units – no cooking over the gas fireplace – it will damage the unit and you will be held financially responsible for repairing or replacing it – pickleball rackets, pool noodles, and the ping pong table can be found in the garage. Please return everything to its proper place after using and alert management immediately if something is broken or missing – no parties allowed. No one who is not listed on the reservation may enter the unit. Anyone found breaking this rule will immediately be removed and no money will be refunded – you must clean the bbq grill after use. If our cleaner has to do it for you it will be an extra $25 to you
